Most of the major wars in our recent history have been with European states, such as the Battle of Waterloo with France and World Wars with Germany.&nbsp;<\/p>\n\n\n\n<p>Maybe it is <strong>suspicion<\/strong> that deters us from <strong>trusting<\/strong> one another?<\/p>\n\n\n\n<p>However, the above statement is counterintuitive as well. France and Germany, once considered our mortal enemies, are now perceived by us as our closest allies nearly a century later (<a href=\"https:\/\/yougov.co.uk\/topics\/politics\/articles-reports\/2015\/10\/14\/who-do-british-regard-allies\" target=\"_blank\" rel=\"noreferrer noopener\">YouGov, 2015<\/a>)!!!\u00a0<\/p>\n\n\n\n<p>What is it then that fosters <strong>TRUST<\/strong> in relationships between nations and how <strong>INFLUENTIAL<\/strong> can it be?<\/p>\n\n\n\n<p>You guessed it right, it is only in m<strong>utually beneficial relationships<\/strong> that <strong>trust<\/strong> is sustainably fostered whereas helping others in need garners further admiration.&nbsp;<\/p>\n\n\n\n<p>During many such instances where great needs have risen, requiring the preservation of our shared common purpose with EU, great achievements were made and democracy was instituted as a norm in all corners of the earth.<\/p>\n\n\n\n<p>\u00a0\u00a0<br>However, with the current pledge to exit the European Union, it is our <strong>closest allies<\/strong> that would bear the heaviest burdens; presently estimated costs of Brexit at $67 billion for Germany (<a href=\"https:\/\/www.dw.com\/en\/brexit-to-cost-billions-in-income-losses-across-europe\/a-47991332-0\" target=\"_blank\" rel=\"noreferrer noopener\">Pandey, 2019<\/a>) and $27 billion for France (<a href=\"https:\/\/www.politico.eu\/article\/brexit-impact-on-european-regions-revealed-by-eu-report-phase-2-negotiations\/\" target=\"_blank\" rel=\"noreferrer noopener\">Barigazzi, 2018<\/a>) \u2013 all for the sake of realising political elitism, economic superiority, and untarnished sovereignty as believed by leading geopolitical forecasters such as George Friedman and Michel Barnier (<a href=\"https:\/\/www.forbes.com\/sites\/johnmauldin\/2016\/07\/05\/3-reasons-brits-voted-for-brexit\/#34f423201f9d\" target=\"_blank\" rel=\"noreferrer noopener\">Mauldin, 2016<\/a>).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Sovereignty, Economic Prosperity, and Political Elitism<\/strong><\/h2>\n\n\n\n<p>But is it the <strong>sovereignty<\/strong> of our land that we as a nation are trying to secure, a commodity that has rapidly grown to be too expensive for our forthcoming generations, witnessing an increase of 173% precisely in the last 20 years (<a href=\"https:\/\/www.bbc.com\/news\/business-45776289\">BBC, 2018<\/a>).<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p><strong><em>About 40% of young adults cannot afford to buy one of the cheapest homes in their area even with a 10% deposit<\/em><\/strong><\/p><cite><strong>Institute of Fiscal Studies (<\/strong><a href=\"https:\/\/www.bbc.com\/news\/business-45776289\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>BBC, 2018<\/strong><\/a><strong>)<\/strong><\/cite><\/blockquote>\n\n\n\n<p>Maybe it is the <strong>economic prosperity<\/strong> of the United Kingdom that we are trying to stabilise, where 49% of the population with a deposit cannot buy a house even after borrowing \u201cfour and a half times their salary\u201d (<a href=\"https:\/\/www.bbc.com\/news\/business-45776289\" target=\"_blank\" rel=\"noreferrer noopener\">BBC, 2018, par. 3<\/a>).<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p><strong><em>The average pay of 25 to 34 year olds has grown by just 19% in the last two decades<\/em><\/strong><\/p><cite><strong>Institute of Fiscal Studies (<\/strong><a href=\"https:\/\/www.bbc.com\/news\/business-45776289\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>BBC, 2018<\/strong><\/a><strong>)<\/strong><\/cite><\/blockquote>\n\n\n\n<p>Or is it all done for the sake of <strong>political elitism<\/strong>, currently powerless in empowering the citisens it represents through the merits of democracy.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p><strong><em>There is now an overwhelming consensus amongst both the public and politicians that there is a housing crisis in this country and one that requires immediate attention.<\/em><\/strong><\/p><cite><strong>David Orr \u2013 Chief Executive of NHF (<\/strong><a href=\"https:\/\/www.thisismoney.co.uk\/money\/mortgageshome\/article-3066305\/Politicians-worried-challenges-Generation-Rent-face-buying-homes-areas.html\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Jefferies, 2015<\/strong><\/a><strong>)<\/strong><\/cite><\/blockquote>\n\n\n\n<p>Mr. David is talking not about Brexit. Here is why\u2026<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Stages of the UK Residential Saga<\/strong><\/h2>\n\n\n\n<p>If we attempt to untangle the events that took place within the housing market in the last 100 years, it becomes apparent that the <strong>entire residential saga<\/strong> can be categorised into <strong>5 stages<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>First Stage<\/strong><\/h3>\n\n\n\n<p>The origins of the first stage can be traced back to World War I and World War II &#8211; The only instances within our recent history wherein housing supply adequately supported our ever-rising property demand.<\/p>\n\n\n\n<p>The primary reason behind the rapid acceleration was the facilitation and incentivisation of the builders by the government to spur <strong>horizontal growth<\/strong> within all major UK cities, leading to \u201csuburban development of green fields\u201d (<a href=\"https:\/\/www.theguardian.com\/cities\/2016\/apr\/30\/housing-crisis-council-homes-are-the-answer\" target=\"_blank\" rel=\"noreferrer noopener\">Moore, 2016, par. 1<\/a>).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Second Stage<\/strong><\/h3>\n\n\n\n<p>The second stage marks the debilitation of housing equilibrium due to the delimitation of \u201clocal authorities\u2019 power\u201d to build houses; designed, approved, and issued by none other than &#8212; <strong>Margaret Thatcher<\/strong> (<a href=\"https:\/\/www.theguardian.com\/cities\/2016\/apr\/30\/housing-crisis-council-homes-are-the-answer\">Moore, 2016, par. 2<\/a>).<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"512\" height=\"307\" src=\"https:\/\/www.ziskproperties.com\/blog\/wp-content\/uploads\/2020\/05\/right-to-buy-the-inception-of-the-housing-crisis-2.jpg\" alt=\"margaret thatcher black and white photo with family\" class=\"wp-image-224\" srcset=\"https:\/\/www.ziskproperties.com\/blog\/wp-content\/uploads\/2020\/05\/right-to-buy-the-inception-of-the-housing-crisis-2.jpg 512w, https:\/\/www.ziskproperties.com\/blog\/wp-content\/uploads\/2020\/05\/right-to-buy-the-inception-of-the-housing-crisis-2-300x180.jpg 300w, https:\/\/www.ziskproperties.com\/blog\/wp-content\/uploads\/2020\/05\/right-to-buy-the-inception-of-the-housing-crisis-2-440x264.jpg 440w\" sizes=\"(max-width: 512px) 100vw, 512px\" \/><figcaption>Right to buy \u2013 the inception of the housing crisis? (<a href=\"https:\/\/www.theguardian.com\/society\/2015\/aug\/26\/right-to-buy-margaret-thatcher-david-cameron-housing-crisis#img-1\" target=\"_blank\" rel=\"noreferrer noopener\">Beckett, 2015<\/a>)<\/figcaption><\/figure><\/div>\n\n\n\n<p>In 1983, a survey conducted by the British government to measure social attitudes, specifically homeownership, revealed that 53% of the citizens between the ages of 55 \u2013 64 owned residential properties (<a href=\"https:\/\/www.theguardian.com\/commentisfree\/2015\/feb\/18\/generation-rent-home-ownership-generation-britain\" target=\"_blank\" rel=\"noreferrer noopener\">Dorling, 2015<\/a>).\u00a0<\/p>\n\n\n\n<p>During this era, most of the people either relied on council homes (i.e. public housing made available by the local authorities in the UK) or directly renting properties privately. As a result, mortgages were made widely available by the Conservative Government, under the guise of the <strong>Right to Buy<\/strong> scheme.&nbsp;<\/p>\n\n\n\n<p>This move did increase the numbers of property owners with mortgages but at the same time introduced a steady decrease in socially rented accommodations.<\/p>\n\n\n\n<p><strong>Seems Familiar?<\/strong><\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"512\" height=\"304\" src=\"https:\/\/www.ziskproperties.com\/blog\/wp-content\/uploads\/2020\/05\/faimly.png\" alt=\"old uk mothers with daughters\" class=\"wp-image-225\" srcset=\"https:\/\/www.ziskproperties.com\/blog\/wp-content\/uploads\/2020\/05\/faimly.png 512w, https:\/\/www.ziskproperties.com\/blog\/wp-content\/uploads\/2020\/05\/faimly-300x178.png 300w, https:\/\/www.ziskproperties.com\/blog\/wp-content\/uploads\/2020\/05\/faimly-440x261.png 440w\" sizes=\"(max-width: 512px) 100vw, 512px\" \/><\/figure><\/div>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Third Stage<\/strong><\/h3>\n\n\n\n<p>The third stage begins through the onset of the roaring &#8217;90s, before which a recession ensured a swift demise of the mortgage driven boom (<a href=\"https:\/\/www.pwc.co.uk\/assets\/pdf\/ukeo-section3-housing-market-july-2015.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">PwC, 2015<\/a>). Predominantly the baby boomer segment of our society experienced a decline in <strong>social rented housing<\/strong> and increase in <strong>owner-occupied tenures<\/strong> during this period (i.e. \u201c25% in 1990 &#8211; 30% in 2002\u201d) (<a href=\"https:\/\/www.pwc.co.uk\/assets\/pdf\/ukeo-section3-housing-market-july-2015.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">PwC, 2015, p. 2<\/a>).
